    Every 12 months. A Gas Safe registered engineer must check all the gas appliances, flues and pipework you provide, and issue the record once they are confirmed safe.

  • Is a landlord gas safety certificate a legal requirement?

    Yes. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must arrange an annual gas safety check and give tenants a copy of the certificate.

  • How long is a CP12 valid for?

    12 months. You can arrange the next check up to two months before the expiry date without losing your renewal date, which makes it easier to plan access.

  • How long does a CP12 inspection take?

    Usually 30 to 60 minutes, depending on how many gas appliances are in the property.

  • When do I have to give my tenant the certificate?

    Within 28 days of the check, and to new tenants before they move in. You should also keep copies for at least two years.

  • What is the difference between a CP12 and a boiler service?

    A CP12 records that your appliances are safe to use on the day of the check; it is not a service. A service cleans and maintains the boiler to keep it efficient and the warranty valid.

  • What happens if I do not have a valid gas safety certificate?

    You would be in breach of the law, which can lead to fines and problems with insurance and possession claims. There is no grace period, so it is best to renew before the current certificate expires.
