Once a year. An annual service keeps your boiler running safely and efficiently, helps catch faults before they become breakdowns, and is usually a condition of keeping your manufacturer’s warranty valid.

Usually 30 to 60 minutes for a healthy modern boiler. It can take longer if the engineer finds a fault that needs attention or the appliance is older and needs a closer look.

A gas safety check (the CP12 landlords need) confirms an appliance is safe to use on the day. A service goes further, with combustion analysis, parts inspection and cleaning, so the boiler stays efficient and the warranty stays valid.

Not for owner-occupiers, although it is strongly recommended for safety and efficiency. Landlords are legally required to have an annual gas safety check on the appliances they provide.

Our annual boiler service starts from £85. Older appliances, back boilers and non-standard systems can vary, so we will confirm the price with you before we begin.

We inspect the appliance and flue, test the safety devices, check gas pressure where required, analyse combustion performance, look for leaks or corrosion, clean key components where applicable, and confirm the boiler is operating safely.

Spring or summer is ideal. Engineers are less busy, appointments are easier to arrange, and any issue is sorted well before you rely on your heating in winter.
